Short answer
A carriage house garage door gives a Houston home the look of swing-out barn doors while still opening overhead. Steel doors with composite overlays cover most of the market, and wood or fully custom carriage doors run $3,500 to $10,000 and up according to Raynor Door Authority's August 2026 figures.
What makes a door a carriage house door
A carriage house door is a style, not a different mechanism. The sections are built so the closed door shows a vertical center line, stiles and cross-bracing that mimic two hinged doors, usually with a row of windows across the top. Decorative handles and hinge straps finish the look, even though the door lifts overhead on tracks like any sectional.
Most carriage doors today are steel with composite or steel overlays that create the trim, often insulated. Real wood carriage doors still exist for buyers who want natural grain and do not mind the upkeep.

Steel overlay or real wood carriage door?
Both give the carriage look. The choice is about upkeep, weight and budget.
| Construction | Strengths | Watch for |
|---|---|---|
| Insulated steel with composite overlays | Low upkeep, insulated, standard parts | Grain is a finish, not real wood |
| Real wood carriage door | Natural grain, custom sizes | Needs refinishing; heavier springs |
| Fully custom carriage door | Any pattern or size | Highest cost and longest lead time |
What a carriage house door costs
Raynor Door Authority's August 2026 guide puts wood or custom carriage house doors at $3,500 to $10,000 and up. Steel doors with composite overlays usually cost less than that, and the final figure depends on these factors.
- 1
Construction. Composite-overlay steel costs less than wood or custom.
- 2
Insulation. Insulated carriage doors cost more and run quieter.
- 3
Windows. Glass type and pattern change the price.
- 4
Hardware. Handles and straps are added per door.
- 5
Size. Custom widths and heights add cost and lead time.
Steel doors with composite overlays
The most common carriage door is an insulated steel door with composite overlay boards fixed to the face to form the trim and bracing. The overlay can take a wood-grain finish or be painted, and it does not rot or swell the way real wood can in damp weather. Because the base is a steel sectional door, it uses standard springs, rollers and openers, which keeps repairs simple. It is the version we install most often on homes that want the look without the upkeep.

Decorative handles and hinges
Strap hinges and pull handles are what sell the look from the street, but on an overhead door they are decorative and bolted to the face. They come in black, bronze and stainless finishes, and the right size depends on the door's width and the overlay pattern. We place them so they read as real hardware, mark the centerline accurately, and keep them clear of the opener and lock mechanisms so they never interfere with the door's travel or a manual release.

Window styles
Most carriage doors carry a row of windows across the top section, in square, arched or multi-pane patterns, with clear, frosted or seeded glass. Windows add light to the garage and help the door read as a pair of swing doors. In a garage facing west or used for storage, frosted or seeded glass keeps privacy and cuts glare. We bring samples so you can see how each pattern lines up with the overlay before ordering, because changing them after the door is made is not practical.

Carriage doors on wooded streets
The Woodlands was planned from its 1974 opening around a preserved forest setting, starting with the Village of Grogan's Mill, and its wooded streets suit traditional and craftsman elevations. Carriage house doors are a popular choice when those homes replace their original doors, and composite overlays are a practical way to get the look there, because they hold up better than real wood under trees that keep the door shaded and damp.
How long a carriage door takes
Carriage doors are usually made to order, so the wait is mostly lead time from the maker. Installation itself is typically one working day, though heavier wood doors and custom sizes can take longer.
Brands we service and install
We install carriage house doors from Clopay, Amarr, C.H.I. Overhead Doors and Wayne Dalton, from composite-overlay steel to wood.
