Short answer
Most grinding, rattling garage doors in Houston have worn rollers, and a single-component repair like rollers typically runs $98 to $300 according to This Old House's 2026 figures. Sealed nylon rollers are the usual upgrade, quieter than bare steel and easier on the track.
Why rollers wear out
Each roller rides in the track on a small bearing. Over thousands of cycles the bearing dries out, the wheel wears flat on one side, and the stem loosens in its hinge. The door starts to rattle, then grind, then catch at the same point every time.
Hinges wear alongside them. A cracked hinge lets two sections flex against each other, which puts uneven load on the rollers and can eventually crack the panel. We replace the rollers as a set and any hinge that has cracked or elongated its bolt holes.

Steel or nylon rollers?
Both work. The choice depends on the door's weight and how much the noise matters.
| Roller | Best for | Trade-off |
|---|---|---|
| Bare steel, open bearing | Budget repairs on light doors | Noisier, needs oiling, rusts |
| Nylon, sealed bearing | Most residential doors | Quieter, low maintenance, costs more |
| Steel, sealed bearing | Heavy and commercial doors | Strong and durable, louder than nylon |
What roller replacement costs
This Old House's 2026 guide puts single-component repairs such as rollers at $98 to $300 nationally. Hinges, track adjustment or a spring found weak at the same time add to that. We price on site.
- 1
Number of rollers. Most doors have 10 to 14 rollers in a full set.
- 2
Roller type. Sealed nylon costs more than bare steel.
- 3
Hinges. Cracked hinges are replaced on the same visit.
- 4
Bottom rollers. Those need the spring tension let off first.
- 5
Track condition. Worn or bent track sections may need attention.
Worn steel rollers
Bare steel rollers with open bearings are the original equipment on many older doors. Once the bearings dry out, the wheels skid instead of rolling, and the noise carries through the house. Rust in Houston's damp garages speeds that up. We replace the full set so every roller runs the same, and we check the track for wear the old rollers left behind. If the track shows grooves worn by the old rollers, we smooth or replace it so the new set runs cleanly.

Sealed nylon rollers
Nylon rollers with sealed ball bearings run quieter, need little maintenance and ride smoothly in the track. They are the upgrade we fit on most residential doors. On very heavy doors and commercial doors, steel rollers with sealed bearings are the better choice, and we tell you which your door needs. Nylon rollers are also gentler on the track and on the hinges, and they cut the vibration that carries into rooms built over the garage. The difference is usually obvious the first time the door runs after the swap.

Cracked hinges
Hinges crack along the fold or around the bolt holes after years of flexing, especially on doors that ran with a weak spring. A cracked hinge lets the sections twist and pushes the rollers against the track. We replace cracked hinges with matching numbered hinges so each section keeps the right offset from the track. Hinges are numbered by position, from the bottom up, so each replacement must carry the same number as the joint it replaces. Getting that wrong pushes the door against the track and brings the noise straight back.
Can you change rollers yourself?
Some rollers are within reach of a careful homeowner; the bottom ones are not.
| Task | Doing it yourself | Why we handle it |
|---|---|---|
| Lubricate rollers and hinges | Fine with a garage-door lubricant. | Do not grease the track. |
| Replace top or middle rollers | Possible with care. | Hinges must be re-fitted to the same position. |
| Replace bottom rollers | Not safe. | The bottom bracket holds the cable and spring load. |
| Replace hinges near the bottom | Not safe. | They sit next to loaded brackets. |
| Adjust the track | Leave it. | A misaligned track brings the noise back. |
How a roller replacement runs
Listen and look
Find where the door grinds, catches or rattles.
Check balance
A weak spring makes rollers wear faster, so we test it.
Replace rollers
Full set swapped, bottom rollers with tension relieved.
Replace hinges
Cracked or worn hinges replaced to the same offset.
Lubricate and test
Hinges and bearings lubricated, full cycles run.
Original-era hardware in The Woodlands
The Woodlands opened its first village, Grogan's Mill, in 1974, and the community grew to 114,436 residents by 2020. In its oldest villages, many garage doors have already been replaced once, but we still find steel rollers and hinges that have outlived two springs. Wooded lots there also drop needles and debris into the bottom of the tracks, which wears rollers faster.
Questions about this job
Garage door roller questions
Worn rollers are the most common cause. Dry hinges and a loose opener chain add to it.
On most residential doors, yes. They run quieter and need less maintenance than steel.
Most residential doors have 10 to 14, two per section plus extras on taller doors.
Yes. Mixing worn and new rollers leaves the door uneven in the track.
No. The bottom bracket holds the cable and spring load.
When they wobble, grind or show flat spots. Sealed nylon rollers last longer than open steel ones.
